  • Every home starts with a seed of an idea: Our process cultivates that idea through collaboration on containing each space to fit your wants and needs. Because each project is unique, the overall process is tailored to each of our clients.

    Our design process has five phases, with each phase adding a layer of detail to the project until even the smallest features are accounted for.

    1 - Discovery

    This phase involves gathering all of the information needed to make informed decisions when we put pen to paper, including researching local codes and zoning requirements, site conditions, compiling city checklists, all while gathering ideas and inspiration. We will have a few meetings to learn more about your vision for your home.

    2 - Schematic Design

    During this phase we examine how each space relates to another and works with the overall site. This phase includes the start of 3D modeling, client reviews, and design iterations. We start to refine the concept together, focusing on the layout and overall aesthetic of your home.

    3 - Design Development

    This phase is where we finish refining the floorplan and architectural details: elevations, roof plan, lighting layout, and building sections are all completed. We use a series of 3D visualizations such as floor plan isometrics, exterior views, interior views, and color renderings to convey our design.

    4 - Construction Documentation

    Working with various engineers, we reconcile the design. We enlist the help of structural engineers to refine the foundation, framing, and structural details. MEP engineers create mechanical layouts, electrical load calculations, and plumbing isometrics. During this phase, we prefer to be in contact with the client and contractor in order to make informed decisions as a team.

    5 - Permitting & Construction

    Each jurisdiction has its own process for permitting. During this phase we assist in submitting the drawings and obtaining a permit from the building department. We handle communications with the reviewer, follow up on any comments made, and make revisions as needed. Throughout the construction process, we remain in communication with you and the contractor to answer any questions regarding our designs.

  • Plans are specific to an individual project so each plan set is designed distinctively to the project’s needs, city requirements, and client input.
